The Plan

Phase 1 - Exterior

I am planning to build an attached 3 car garage with a 4th bay opening to the backyard to enjoy the sun and provide access for the lawn tractor. While building the garage, I will be closing in the carport and making this part of the living space. Once the garage is built I can focus on the exterior of the house, I am adding a rock base to the front of the house and the garage and adding a Veranda to the front of the house extending to the garage. I plan on trimming out all the windows (which are vinyl retrofit) in cedar trim. I will also build a large overhang on the carport side for the motor-home. I will install a new front door. I will need to replace the fascia boards and add new ones for detail. I plan to scrape and repaint or stain the entire house. Outside I am also building a pier for our rowboat and a large playground. Repaving and a new driveway will also be done. Once the garage is done, I will be taking out a huge row of trees along the fence line on the carport side, taking out the roots, grading it and planting new cedars. I will then be able to finish all the fencing and gates. I plan on creating a huge deck in the backyard, with a built in hot tub or spa pool area. That should complete the exterior of the house and take a year or so.

Phase 2 - Interior

I am planning on flipping the entire layout of this house, all bedrooms up, main living space on the main floor. Right now, bedrooms and main living space are on the 2nd floor. I also plan on working on as much interior as I can during any downtime or cold weather just to speed things up when it comes time for the actual flip. It will be challenging as we will be living through the transition.

The house has aluminum wiring so while I will have half the walls open, I am best off to change out all electrical to copper. At the same time, I am going to go with all new plumbing, toss out the old hot water tank and go with a tank-less system. Along with this, I plan to turf the original furnace and all the duct work. This does several things, gets rid of dusty forced air, gets rid of bulk heads and saves 8k on a new furnace. I plan on installing in floor radiant heating throughout, not sure what products yet. I also plan on upgrading any open wall with more or new insulation and vapor barrier, and I am removing all insulation from the attic (about 3" of blown in), for electrical work and then new insulation to an R50 which is standard now for attics. I will seal all plugs and lights, any draft areas and should be able to improve drastically the amount of heat needed for this home. I also plan on installing a gas fireplace and a new wood burning stove.

Main Floor
On the main will be my office where the carport was, also laundry and a powder room, the kitchen will be to the rear of the home overlooking the backyard and deck. The dining area will be part of the kitchen all overlooking the living room, an open concept. Off the kitchen will be access to the new garage.

2nd Floor
Upstairs the master will become bedroom 2, and the ensuite will be closed off and become part of the main bathroom, bedroom 3 and 4 will stay the same. The old living room will become the master bedroom and the old dining room will become a huge walk in closet with an island and sliding glass doors to the private deck, where the existing stairs will be removed. The entire kitchen and eating area will become the ensuite bathroom with a large stand up shower, a corner spa tub, and large counter space with dual sinks.

I have the preliminary drawings now, but they are being revised so I will post them here when they are closer to what it is really going to look like.
