Just to be clear, the real flip here is the layout of this house, I intend to keep it and live in it for the foreseeable future, it is not a flip for profit. My intention is to add as much value as I can of course for when I do eventually sell it as nothing is forever.
The house I bought is a 2 storey home in a nice neighborhood and was built in 1976. The lot is almost 1/2 acre and the backyard looks south onto farmland, an airport and a waterway. It has a carport, no garage, it has never been updated except the kitchen and a bathroom, probably 15 or 20 years ago. It sits on a concrete slab and has two fireplaces, 3 bedrooms, 2 bathrooms, a recent roof, new vinyl windows, and lots of parking. The house itself is in pretty good shape.
The current layout is basement entry or main floor. On the main floor is the foyer, a workshop area, laundry, utilities like hot water and furnace, an open area or rec room, (currently my office). On the second floor, is the master and en-suite (very small), bedroom 2, bedroom 3, the kitchen, dining area, living room and a deck out back.
